General terms and conditions
CONTENT OF THE OFFER AND RESERVATIONS
Aminess Hospitality Group d.o.o., which markets and sells hotel services according to the published information, description, period and valid price list, all in accordance with the confirmed reservation/concluded contract, on behalf and for the account of facilities operating under the Aminess Hotels & Resorts brand, which will hereinafter be referred to as Aminess. For the avoidance of doubt, the term Aminess means the company that owns a particular facility, which may refer to: Aminess d.d., Hoteli Njivice d.o.o., HTP Korčula d.d., HTP Orebić d.d., Romana d.o.o., Nova Camping d.o.o., Hotel Lišanj d.d., Hotel Mediteran d.o.o., MBM-Commerce d.o.o and Meeting Point Hotelmanagement Croatia d.o.o. An agency or tour operator can act as a client of the service for the end user, and the provisions of these General Terms and Conditions apply to them as intermediaries, which will hereinafter be referred to as the AGENCY. Aminess approves that its facilities can be sold by the AGENCY via the Aminess Partner Programme on the Aminess Hotels & Resorts websites for the 2025 season.
By sending a reservation inquiry, you confirm that you agree with and accept these Aminess General Terms and Conditions and they become a legal obligation. When providing services, Aminess applies the rules stipulated by the house rules, hotel and catering practices, all in accordance with relevant applicable regulations of the Republic of Croatia.
PRICES
The AGENCY may select one of the two offered cooperation methods:
BAR RATE – Accommodation prices are calculated in accordance with the currently valid prices on the Aminess Hotels & Resorts websites, www.aminess.com and www.aminess-campsites.com, minus the stated agency discount. Prices will change during the year depending on demand. Availability and the currently valid price are always relevant for each individual inquiry. Aminess Hotels & Resorts reserves the right to change prices at any time depending on the availability of capacities and demand. The price listed in the offer shall be considered for information purposes only until the confirmation of the reservation.
RACK RATE – Accommodation prices are calculated in accordance with the valid fixed prices available in the online reservation system on the Aminess Hotels & Resorts websites, minus the stated agency discount.
Prices are fixed throughout the year and will not change depending on demand. The price listed in the offer shall be considered for information purposes only until the confirmation of the reservation.
TYPE OF SERVICE
The type of service depends on the facility.
All inclusive light /AILB/ includes: overnight stay, buffet breakfast, buffet lunch and buffet dinner.
Half board /HB/ includes: overnight stay, buffet breakfast and buffet dinner.
Overnight stay and breakfast /OSB/ includes: overnight stay and buffet-breakfast.
At the Aminess Maestral Hotel, from 2 January to 21 March 2025 (incl.) and from 3 November to 28 December 2025 (incl.), the price of half board includes a drink during dinner in the restaurant (draught non-carbonated juices and still and sparkling water).
At the Aminess Laguna Hotel, from 7 March to 28 May 2025 (incl.) and from 29 September to 1 November 2025 (incl.), the price of half board includes a drink during dinner in the restaurant (draught white and red wine, beer, soft drinks, sparkling water).
At the Aminess Grand Azur Hotel, the Aminess Casa Bellevue, the Aminess Orsan by Aminess, the Aminess Lišanj Family Hotel and the Aminess Casa Lišanj, the price of all inclusive light service includes a drink with lunch and dinner in the buffet restaurant (draught white and red wine, beer, soft drinks, sparkling water).
At the Aminess Grand Azur Hotel, the Aminess Casa Bellevue, the Aminess Orsan by Aminess, the Aminess Magal by Aminess and the Aminess Veya by Aminess, the price of half board includes a drink with dinner in the buffet restaurant (draught white and red wine, beer, soft drinks, sparkling water).
All services not listed in the offer or on the voucher shall be collected directly from the guest according to the valid price list of the facility.
PETS
Smaller pets are allowed to stay at an extra charge and with prior notice at all the Aminess Hotels & Resorts facilities, except for the Aminess Khalani Hotel, the Aminess Younique Narrivi Hotel, the Aminess Lišanj Family Hotel and the Aminess Casa Lišanj. Pets shall be added during the reservation process, and their number in a hotel room is limited to 1, while in apartments, holiday homes and villas it is limited to 2.

PARKING
Parking is not included in the price and is charged at the reception in the following facilities:
- the Aminess Maestral Hotel and the Aminess Laguna Hotel at a price of EUR 3.00 per day
- the Aminess Gaia Green Villas, the Aminess Grand Azur Hotel, the Aminess Bellevue Hotel, the Aminess Casa Bellevue, the Aminess Bellevue Village, the Aminess Liburna Hotel, the Marko Polo Hotel by Aminess, the Aminess Port9 Resort and the Aminess Port9 Residence,
- the Aminess Velaris Resort and the Aminess Casa Velaris at a price of EUR 5.00 per day
- the Aminess Korčula Heritage Hotel at a price of EUR 15.00 per day
- the Aminess Khalani Hotel at a price of EUR 8.00 per day, while the price of the garage is EUR 15.00 per day
- the Aminess Younique Narrivi Hotel at a price of EUR 15.00 per day, while the price of the garage is EUR 25.00 per day
- the Mediteran Hotel by Aminess at a price of EUR 15.00 per day (payable only in the period from 13 June to 6 September 2025)
- the Aminess Lišanj Family Hotel and the Aminess Casa Lišanj at a price of EUR 10.00 per day
Parking is free in all other facilities.
MARKETING
The AGENCY shall request prior consent from Aminess regarding the content of marketing communications. Otherwise, it shall be liable for any damage caused to AMINESS, guests or third parties. The AGENCY undertakes to, immediately after the issuance, deliver to Aminess at least two copies of the marketing communication approved by AMINESS.
The AGENCY undertakes to respect the following rules related to online advertising:
1. Web search engines: paid advertisements
a) Keywords and terms: it is not allowed to register and bid on keywords and terms with any web search engines in any language if those words contain the exact name, a version of the name or the name with a spelling error of any of the brands comprising the Aminess portfolio.
b) Content of advertisements and URL advertisements: it is not allowed to use the word “Aminess” or any name of the facilities owned or managed by Aminess within or in connection with the advertisement managed by the AGENCY.
c) Search criteria (negative keywords): when defining keywords and terms for web search engines, it is required to register the names of all the brands within the Aminess portfolio as negative search criteria (negative keywords and terms). A list of negative keywords forms an integral part of these General Terms and Conditions, and you can access them by clicking on the link
2. E-mail advertising/marketing
The AGENCY undertakes to ask Aminess for consent before engaging in e-mail advertising; consent is required for e-mails the content of which is entirely or substantially related to any of the brands within the Aminess portfolio.
3. Domain and subdomain name
It is not allowed to register/use as the domain or subdomain name any of the brands within the Aminess portfolio in any form, including the intentional misspelling of the brand name, all for the purpose of creating a false impression that the domain or subdomain represents one of the official Aminess websites.
ANNOUNCEMENT DEADLINES, MINIMUM STAY AND DAYS OF ARRIVAL/DEPARTURE OF GUESTS
The AGENCY shall deliver a notification of the arrival of guests (rooming lists) no later than 1 day before the arrival of guests.
The AGENCY shall provide the guests’ names when making a reservation.
After the expiry of announcement deadlines, Aminess is not required to and will not accept the change of the guests’ names.
Minimum stay for guests of the AGENCY: 1 night
Day of arrival/departure of guests of the AGENCY: ON A DAILY BASIS
Aminess shall be free to use the capacities for which the AGENCY fails to submit announcements within the deadlines set in these General Terms and Conditions, and shall have no obligations towards the AGENCY nor the guests of the AGENCY.
CANCELLATION COSTS (COMPENSATION)
If the AGENCY cancels the use of the announced accommodation capacities, it shall compensate Aminess for cancellation damages in the following amounts:
- in the amount of 75% of the total value of reserved services in case of cancelling the reservation 0–14 days before the guest’s arrival;
- in the amount of 100% of the total value of reserved services in case of no-show of the guests.
The AGENCY shall be entitled to a refund for paid, but unused services due to illness or death of a guest or their immediate family member (spouse, life partner, parents (adoptive parents) and children (adopted children)) upon submission of appropriate official documentation confirming the aforementioned circumstances.
PAYMENT OF SERVICES
The AGENCY is obliged to pay in ADVANCE. Payment information will be listed on the reservation confirmation generated in the reservation system after the reservation has been completed.
Payment can be made by: credit card:
by entering the data in the reservation system when making the reservation;
by bank transfer: no later than 14 days before the arrival of guests to the hotel. Payment information will be listed on the reservation confirmation. The reservation shall be on hold (unconfirmed) until payment is received.
The AGENCY undertakes to pay Aminess the full amount of the reserved services regardless of whether it will collect it from its client or not. In case that the AGENCY does not make the payment in advance (before the arrival of guests), the parties agree that Aminess shall be entitled to charge the guests for their stay and other services directly and on the spot according to the valid price list of the facility. Aminess shall be entitled to deny the stay in the facilities to guests for whom the AGENCY failed to make payment until their arrival.
COMPLAINT REGARDING SERVICES
In case of a complaint regarding the provided services, the Agency undertakes to inform and invite guests in a clear, easily understandable and obvious manner to notify the reception thereof without delay, in person or through a representative of the Agency, no later than 24 hours after the detected deficiency of the service provided, so that the complaint can be resolved during the guest’s stay in the accommodation facility.
Complaints that are not reported shall not be accepted. Any subsequent complaints shall be considered only if they are submitted in writing within 30 days from the last day of the guest’s stay in the accommodation facility, and if the reception was previously notified thereof.
CONFIDENTIALITY
Aminess and the AGENCY agree that any information on this business cooperation (including, but not limited to: terms and conditions of cooperation, business operations of Aminess, etc.) which are obtained by the AGENCY during this business cooperation, and vice versa, shall be considered confidential information and kept as a trade secret, and that both parties may use them only for the purposes indicated in these General Terms and Conditions. The obligation of professional secrecy shall continue even after the termination of business cooperation, regardless of the manner of termination.
PROTECTION AND PROCESSING OF PERSONAL DATA
The AGENCY and AMINESS shall handle the personal data of guests obtained under this Agreement in accordance with Regulation (EU) 2016/679 of the European Parliament and of the Council of 27 April 2016 on the protection of natural persons with regard to the processing of personal data and on the free movement of such data (General Data Protection Regulation), and other regulations governing the subject area and applicable in the Republic of Croatia. Within the meaning of the General Data Protection Regulation, AMINESS shall be considered the Controller, and the AGENCY shall be considered the Processor.
DISPUTE SETTLEMENT
Aminess shall endeavour to settle any dispute with the Agency in an amicable manner.
DOMESTIC AGENCIES In case of failing to reach an agreement, all disputes shall be settled by the Commercial Court in Zagreb as the court with subject-matter and territorial jurisdiction.
FOREIGN AGENCIES In case of failing to reach an agreement, all disputes shall be settled by arbitration according to the Rules of Arbitration of the Permanent Arbitration Court at the Croatian Chamber of Economy.
The proceedings shall take place in Zagreb, Republic of Croatia. The proceedings shall be conducted in the Croatian language. Any judgment, decision or arbitration award shall be final and binding without the right to appeal, and enforceable by any competent court.
OTHER PROVISIONS
The sale of vouchers shall not be possible without the prior approval of Aminess. The AGENCY shall deliver to Aminess a list of all partners/portals through which it markets Aminess capacities. Aminess reserves the right to request from the Agency to stop the sales for a specific partner of the AGENCY, i.e. for a specific portal, without stating specific reasons. By confirming the accommodation reservation in writing, the AGENCY that made the reservation shall accept these General Terms and Conditions in their entirety.
APPLICATION
These General Terms and Conditions shall apply from 10 October 2024. Aminess reserves the right to amend these General Terms and Conditions at any time without prior notice. Any amendments to these General Terms and Conditions shall be published on this website, including the date of their entry into force.
Any amendments to these General Terms and Conditions shall be effective only for new reservations made after those amendments are published on this website.
As regards all other matters not regulated by these General Terms and Conditions, relevant regulations of the Republic of Croatia shall apply accordingly.
